Planning Gain

The right design to maximise value takes into account planning approval and technical feasibility as well as increasing the value of either the existing space or by creating new space as appropriate.

In other words, the authorities need to agree to it and the right design might add more space or it might just improve what's there, depending on the current state of the property market.

In most cases, clients buy property, get planning and sell on. It may also be possible to risk less capital (money) by taking an option instead: By doing this, an investor can tie down the price and availability of a property whilst simultaneously getting planning and selling the project on for a higher price.

My fees are either fixed or reduced but with profit share, depending on the client's preference.
